Painting a home you live in, versus one you rent out
These are two different jobs, and Maitland has a lot of both. Rutherford, Metford, and Thornton carry a large share of the area's rental stock, and an investor repaint is judged on turnaround and durability. An owner-occupier repaint is judged on finish and on how little the household is disrupted. We scope them differently. Tell us which one you are at the quote and the plan changes to match.
Between tenants
A vacancy is a short window, so the work has to be planned around the handover date rather than the other way round. Hard-wearing washable finishes in circulation areas cost a little more up front and survive far longer between repaints. We can work to a fixed finish date so the property can be re-let on schedule.
Before you sell
Pre-sale work pays back best when it is targeted rather than total. Front elevation, entry, main living areas, and anything that photographs badly. We will happily tell you which rooms are not worth painting before a sale, because a full repaint is not always the right spend.
