Turning a rental around between tenants
Charlestown has heavy rental demand around the Square, John Hunter Hospital, and the transport routes, and a lot of our interior work here runs to a vacancy window. That is a fixed deadline, not a preference. We plan backwards from the handover date, confirm what has to be done versus what would be nice, and stick to it. Washable low-sheen finishes in hallways and living areas cost slightly more and hold up far better through the next tenancy, which usually means fewer repaints over the life of the property.
Working with a property manager
We are happy to deal directly with your agent on access, keys, and sign-off so you are not relaying messages. Scope and price go in writing before anything starts, so there is no argument at invoice time.
Patch and repaint, or full repaint
Not every turnover needs the whole interior done. Where existing paint is sound and the colour still works, targeted patching and a repaint of the worn areas is often the better spend. We will tell you when that is the case.
