What does Charlestown's housing stock mean for an exterior repaint?
Most of Charlestown went up between the 1960s and the 1980s, and that shapes the whole job. You get brick veneer with painted timber trim, rendered additions from later renovations, and a lot of original fibro cladding. Those three surfaces do not take the same primer and they do not fail the same way. A quote that prices them as one surface is guessing. We walk the whole exterior first, note what each elevation is made of, and specify per surface.
Painting fibro safely
Homes built before the mid-1980s often have bonded asbestos cement sheeting. Painting over sound, undamaged sheeting is normal practice and helps seal the surface. Sanding, cutting, or water-blasting it is not, and we do not do it. Where sheeting is cracked or crumbling, that is a job for a licensed asbestos removalist, and we will tell you so rather than paint over a problem.
The western sun
Charlestown sits high, and west-facing walls here take a long, hot afternoon. That side almost always fails first. So we check the western elevation closely and, where it makes sense, spend more of the budget on that face than on the sheltered side.
