Why Regular Cleaning Prolongs Paint Life on Coastal Homes
How washing your home prevents salt-air corrosion and mould buildup, extending the life of your exterior paint by years in NSW.

Safety & Material Handling Disclaimer
Exterior maintenance, surface prep, and paint projects involve physical and environmental hazards. Operating high-pressure washers, climbing ladders, and handling chemical cleaners require strict safety compliance. Furthermore, working with substrates on buildings erected prior to 1970 carries high risk of lead paint exposure. Always utilize appropriate Personal Protective Equipment (PPE) including certified respirator masks, safety goggles, and heavy-duty gloves. How salt air degrades exterior paint
Coastal homes build up salt on painted surfaces between rain. The salt holds moisture against the paint. So it drives rust spots, blistering, and early chalking. Left alone, the damage grows season by season. That shortens repaint cycles and adds to the prep cost later.
The link between surface cleanliness and paint adhesion
New paint sticks best to a sound existing film. Salt, mould, and airborne dirt don't just sit on top. They work into tiny cracks and weaken the bond over time. A clean surface is also a must for any spot repair or touch-up.
How often to clean coastal exteriors
Homes near the ocean, within about 500 metres, need at least two washes a year. Homes further back can usually manage with one. It also helps to wash after big storms, strong onshore winds, or visible salt haze.
Safe washing methods for painted surfaces
Soft washing with warm water and mild detergent is the safest routine method. High-pressure washing works on masonry and bare surfaces. But use it with care on painted ones. Too much pressure strips the paint before the mould or salt does. Always rinse from top to bottom, so dirty water does not streak.
Mould treatment on shaded elevations
South-facing walls and shaded areas stay damp longer. So they grow mould more easily. Can you see green or black mould on the paint? Then apply a diluted mould-kill solution before the general wash. It breaks down the roots, not just the surface growth. Plain detergent alone won't reach that deep.
When cleaning alone is no longer enough
Is the paint chalking, blistering, cracking, or peeling? Then cleaning won't restore it. These are signs the coating needs a proper check. Sometimes a spot repair and touch-up is enough. Other times, the whole surface needs sanding back and recoating. Catching these signs early is far cheaper than waiting until substrate damage occurs underneath.
