Who books a build clean
Four kinds of people call us for this. Each one wants a slightly different thing.
Builders book it to hand a job over. The trades are done and the site is safe. The place needs to look right for the client walk through.
Owners book it when they ran the build on their own. The last trade has gone and they are left with a house full of dust.
Strata and agents book it after work in a block. Halls, stairs and shared doors take the worst of it.
Landlords book it between tenants when a fit out or a repair has left a mess behind.
Timing is the thing they all share. A build clean sits at the end. It goes after the last tool leaves and before the keys change hands.
Book it too early and the next trade undoes it. Book it too late and you hold up your own hand over date.
The stages of a build clean
A build clean is not one job. It comes in three stages, and you may not need all of them.
The rough clean comes first, part way through the build. We clear the bulk waste, sweep the floors and open up the space so trades can work. This one is about safety and access, not shine.
The builders clean comes when the trades are done. This is the big one. Dust comes off every ledge, frame and rail. Tape, stickers and labels come off glass and fittings. Paint spots and glue come off floors and sills.
The final clean is the last pass, just before hand over. Glass gets a second go. Floors get a fresh mop. We wipe the marks that turned up while the floor guards were coming out.
Most jobs need the builders clean and the final clean. Big sites want all three.
We can quote them on their own or as a set. Tell us where your job is up to and we will say which you need.
What handover ready means
It is a phrase that gets used a lot. Here is what we take it to mean.
Dust is gone from the spots people forget. Door tops, window tracks, sill lips, vents and the tops of cupboards.
Glass is clean on both sides, with the stickers and the film off. Shower screens and mirrors too.
Smears and paint spots are off the tiles, the glass and the floor.
Fittings work and look right. Tracks run, handles are clean, tags are off.
Floor guards and boards are up, and what was under them is clean.
Bins and site waste are gone. Not stacked in a corner for you to deal with.
The short of it is this. When a buyer walks in, nothing tells them a build just wrapped up here.
Working around other trades
Sites are busy, and a clean is easy to undo. This is how we work with the rest of the crew.
We talk to your site lead first. We need to know who is still coming back and what they will touch.
We work in the same order the trades leave. Rooms that are signed off get done first. We lock them where we can.
If a trade has to come back after we clean, tell us. We would rather plan a quick second pass than have you find dust on a bench at hand over.
We can work nights or weekends where a site allows it. That often suits a tight hand over date better than a week day.
Keys, gate codes and alarms get sorted ahead of day one, not on the morning.
How long a build clean takes
It depends on size and how rough the site is, but here is a rough guide.
A small unit or a single room fit out is often one day.
A standard new house is usually two to three days for the builders clean, then a half day for the final pass.
A big home or a block of units runs longer and we bring more people rather than stretch the days.
The state of the site drives it more than the floor area. A site that has been swept as trades left is far quicker than one where the waste has been sitting for a month.
Glass is the slowest part. Stickers, film and paint spots all come off by hand, and there is no fast way to do it well.
We give you a day count with the quote, not a vague range.
What we do not do
It is worth being clear about the edges of this job.
We do not fix trade work. If a tile is cracked or a door does not shut, that goes back to the builder.
We do not shift heavy waste like broken concrete, bricks or old frames. That needs a skip and a different crew.
We do not touch live wiring or open a switchboard.
We do not clean a site that is not safe to walk. If there are open holes, loose boards or no rail on a stair, we need those made safe first.
We will tell you before the day if we think any of these apply, so nothing is a surprise on the morning.
Bringing your own crew or ours
Some sites already have a cleaner. Here is how we fit either way.
If you have a regular crew, we can do the builders clean and leave the final pass to them. We will tell them what we did and what is left.
If you want one team for the lot, we can run all three stages and hand you a finished space.
On a paint job we always clean up after ourselves. That is not a build clean, but you will not be sweeping up after us either.
Tell us at the quote which way you want it. It changes the price and the day count, so it is better sorted early.
Getting the site ready for us
A few things from you make the day run better.
Have the power on. A site with no power means no lights and no vacuum.
Have water on site, or tell us and we will bring our own.
Clear a path for us to carry gear in. Stacked boxes in a hallway slow the whole day.
Let us know about anything fragile that is already installed. Stone tops, tapware and glass all mark easily.
Confirm who signs off at the end. It is much easier to walk the job with the person who has to approve it.
When you can book a build clean
Build cleaning is not open for booking just yet. We are setting up the crew and the gear now.
If you have a job coming, get in touch anyway. Send us the site, the size and the date you need it by. We will tell you where we are up to and give you a real answer, not a maybe.
We do a tidy up at the end of each paint job we run. Sheets, tape and tins go with us, and the rooms we worked in get wiped down. That is part of the paint job, not an extra.
