Need your apartment or strata unit in Newcastle painted? In NSW, painting the rooms of your own unit counts as cosmetic work. So you need no strata vote. But the outer walls of the block are a different story, and your by-laws still apply. A 1-bed unit costs about $2,000 to $4,500. Most units take two to six working days.
Do you need strata approval to paint your unit?
No. NSW strata law treats painting the rooms of your unit as cosmetic work. So you can go ahead without a vote from the owners corporation. Filling small holes and cracks in your walls counts too.
But the by-laws of your block still apply to the job. They often set the hours trades can work, how to book the lift, and where to park. So read your by-laws, or ask your strata manager, then lock in a start date.
What about balconies, front doors and outer walls?
These are different. Balcony walls and the hall side of your front door are often common property. In NSW, changes to the outer look of a strata block need a vote at a general meeting. So do not repaint them in a new colour on your own.
When the whole block needs a repaint, the owners run it as a group. Our guide to strata painting in Newcastle covers that process, from the vote to the work plan.

How do apartment painters in Newcastle work around your building?
A unit job is mostly about planning. Your neighbours share the lift, the halls and the car park. So here is what we sort out first.
- Work hours. We start and finish within the hours your by-laws allow.
- Lift and access. We book the lift if your block needs it, and pad it.
- Parking. We confirm where the van can park and unload.
- Floors and halls. We cover your floors and keep the shared halls clean.
- Paint smell. Low-VOC paint keeps the smell down for you and your neighbours.

How much does apartment painting in Newcastle cost?
These are the normal prices to paint the walls of a unit in Newcastle. Ceilings are priced as their own line.
- 1-bed unit: $2,000 to $4,500, over two to five working days.
- 2-bed unit: $3,000 to $6,500, over two to six working days.
Wall repairs, a big colour change and tricky access push the price up. So treat these as a guide, and book a free quote for a firm price. For more detail, read our guide to a fair price for interior painting in Newcastle.
Painting a rental unit between tenants?
Many Newcastle landlords repaint in the gap between two leases. Fresh walls help a unit rent fast and look good in the photos. So tell us when the old tenant leaves and when the new lease starts. We plan the job to fit that window. For more on value, see how interior painting affects value in Newcastle.
